Problem: A recent challenging property transaction concerned a landowner selling off individual plots on a local multimillion-pound development. The client had tight deadlines to meet to pay contractors and other debts due.
How we helped: Parts of the legal title had been split, but we had to deal with the drafting of further transfers, complicated by various applications with priority at HM Land Registry and the provision of complex bridging finance in order that the client could purchase another property alongside the plot sales.
Outcome: We successfully completed the transactions in line with our clients’ deadlines and wishes whilst dealing with several different law firms and responding to multiple enquiries raised.

Problem: Our client wanted to purchase a property very quickly in order to meet various deadlines.
How we helped: We had to raise enquiries that were in the best interests of our clients all whilst doing so in a quick timeframe. This meant seeking updates and pushing the transaction forward without delays. We also had to prepare a report on the title of the property and alert the client to any potential restrictions affecting the property very quickly. We did so without delay and without missing any of the detail required.
Outcome: Completed the transaction within 3 weeks to meet the client’s deadline, expectations and wishes.
